The Suites at Butt Lodge will be available for a minimum of 2 nights stay only
Full payment should be made for all reservations 6 weeks in advance or at the time of booking, whichever is sooner
We accept payment via Credit/Debit Card or Bank Transfer
A booking is confirmed upon receipt of a confirmation email
Cancellation and Refunds
Guests can cancel free of charge up until 7 days before the arrival date.
Guests will be charged the total cost of their reservation if they cancel in the 7 days before arrival. This includes stays of multiple nights where one or more of those nights is cancelled within the 7 day period
If we manage to re-sell the room for the cancelled reservation period, we will refund the amount we can re-coup
If you fail to arrive, for any reason, the full booking amount is due
We strongly recommend taking out travel insurance to cover the cost of cancellations caused by disruptions to the ferry services or other unforeseen circumstances
Check-in and Check-out
Check-in is available from 15:00 pm to 19:00 pm on the day of arrival
Check-out is by 10:30 am on the day of departure
Early or late check-in/out must be agreed in advance and may incur an additional fee
Damages and Breakages
Guests are responsible for any damages or breakages to the property or its contents during their stay
Please report incidents immediately. We reserve the right to invoice for repairs or replacements
We reserve the right to charge for damages
We reserve the right to charge for excessive cleaning
We reserve the right to charge for items missing from the room
Any charge will be assessed fairly and re-couped via the original payment method
Guest Behaviour and Restrictions
This is a strictly No Smoking establishment. Smoking/vaping inside is prohibited.
A deep-cleaning charge may apply if evidence of indoor smoking or vaping is detected
Pets are not allowed anywhere in Butt Lodge
Mutual respect is expected. Guests must behave in a reasonable manner and not cause distress to others
We reserve the right to terminate the stay without refund for anti-social behaviour
We reserve the right to call for Police intervention if we feel it is necessary
Children
Well behaved children are welcome in Butt Lodge and our Newton Suite only, which provides a bed settee. A small surcharge may be payable per child, depending on age
Parents are solely responsible for the safety and supervision of their children at all times. Please be aware the Newton Suite is at the top of a staircase.
Parents are expected to show consideration for other guests by keeping night-time disturbance to a minimum
Children under the age of 16 must not be left unsupervised in the property
Our Castle Suite is not suitable for children due to the spiral staircase
Mobile Signal & WiFi Fair Usage Policy
Please be aware there is no mobile phone coverage indoors at Butt Lodge and coverage in the locale can sometimes be unreliable
WiFi is provided and guests agree to use it fairly and appropriately
It is intended for : general browsing, email, messaging, social media, light streaming
It is not suitable for : heavy streaming, online gaming, large downloads/uploads
Illegal online activity is strictly prohibited and will be reported to authorities
Lost Property
Items found will be held for 1 month
We accept no responsibility for replacing lost items
Items can be returned via recorded delivery at the guest’s own expense
Liability
The owners do not accept any responsibility or liability for the loss of or damage to, any personal property belonging to guests
In submitting your booking you agree to indemnify the owners against loss, damage or injury sustained to the property or other persons from any deliberate or negligent act or omission by the guest, or any member of their party
We take no responsibility for guest injury or illness caused by circumstances beyond our control
All vehicles are brought and left at guests own risk. Butt Lodge is located off a narrow bumpy country lane, which is not owned by us and therefore we accept no liability for any damage to any vehicles. Please drive slowly and carefully. Your booking confirms acceptance of this.
Complaints
We aim to make your stay as comfortable and enjoyable as possible. If, however, you are dissatisfied with any aspect of your stay, you must inform the owners immediately so that they have the opportunity to address any potential issues
Under no circumstances will any refunds be considered if the owners have not been given the chance to rectify any problems at the earliest possible opportunity during the period of booking
We reserve our right to reply by seeking correction /removal of any slanderous reviews left on UGC platforms
Data Protection
Any data gathered during the course of a booking may be held on computer
We comply with GDPR regulations and will only use personal information for managing your booking
